The MLS Department will present a new class about Maps. This will focus on all MLS uses of the portions of the List-IT program that use the map in one way or another. We will learn about all the map layers, how to adjust the map location of your listing, getting driving directions for the homes you are going to view on tour or with your customer, watching the search results appear on the map as you enter search criteria, searching by radius, by a shape you draw yourself or by using the total area displayed on the map. You get to see how to use the map to help your customer understand the value of homes in his neighborhood or across the county. As you learn all of these tricks you will see exactly why it is so important to make sure that you map your listing as precisely as possible.
Agents and assistants do a fantastic job of inputting new listings. The List-IT MLS program has a function that will allow you to SUBMIT a listing only after you have filled in all the Required Fields shown in blue on the listing form. This is the first line of help in getting our listing data input completely and correctly.
The second step to having the best data we can have is the MLS Listing Helper email that is sent out automatically by the program each night. Basically we have set up searches to help identify errors on listings. This program is the greatest education tool we have for letting you know what items may need attention. An example is that school zones are required but the input form does have a choice of Other. “Other” is not allowed on Bay County listings because we have made the Excel spreadsheet from the Bay County School Board available online telling the school zones for all addresses in the county. So we set up a search to watch for that and the program sends out an email the next day.
We have one other tool for finding inaccuracies in the MLS database. It is the link that shows on every listing in the REALTOR Remarks that says, “Click here to report possible inaccuracies.” When you see something you think may be incorrect you click that link and send a note to Nick letting him know what it is you have noticed. Nick gets about 10 each day. He then takes the appropriate action to have the listing corrected.
If we recognize that there are some errors made during the initial input of the listing, why do we say that our listing data nears perfection? Because of the user response to the requests for correction! You guys are awesome. We started a new automated search for incorrect format of PID in Bay County listings on Rental and RES Land listings as well as School Zones. There were 200 errors. By the next day over 130 had already been corrected!! I know that by the time we come back to work on Monday July 3 the other 70 will be corrected. Thank you for your cooperation.
In the next few days and weeks we will be teaching the List-IT MLS program to help us with checking even more listings. PID is an example of an item that the computer is very good at working with. If you get a notice that your listing needs a correction on the PID then please correct it quickly. Other items that we will be training the computer to help with are sub area and schools.
